In early May, Wikinews extended an invitation to Vitaly Filipchenko, an independent candidate in the 2021 New York City mayoral election, set to take place November 2nd, alongside other candidates. Filipchenko answered some questions about his policies and campaign during a phone interview.

Filipchenko, registered on the New York City Campaign Finance Board as Vitaly A. Filipchenko, is the first Russian candidate for New York City mayor, being born in Tomsk, Siberia in 1973, according to news agency Sputnik. He has since naturalised as a United States citizen. According to the web site, Filipchenko has been educated in road construction and maintenance and owns a moving services company; he describes himself on his web site as a “small business owner”. On his web site’s platform page, he says that “[m]y English may not be perfect – but my platform is.”

Incumbent Democrat mayor Bill de Blasio, who won re-election in the 2017 New York City mayoral election by 66.5%, cannot run for a third term under term limits. As of April 28, 22 candidates are currently running, the majority of whom are also Democrats. Ahead of the June Democratic primary for New York City mayor, a poll conducted May 23 and 24 by WPIX and Emerson College of 12 Democratic candidates with a margin of error of 3.2 per cent has former commissioner for the New York City Department of Sanitation Kathryn Garcia and Borough President of Brooklyn Eric Adams leading with 21.1% and 20.1%, respectively.

This is the time to buy because you can lock in a low interest rate with a nominal down payment, which will allow all of the operating costs to be carried by the rental income.

The other segment of the investor buyers are builders. If a builder has sold off their finished products and are now sitting with cash in the bank they can buy up inventory at a good price for future projects and sit on them until the higher markets return.

In every market there are opportunities to be had, you just need to know where to look and be in the right position to take advantage of them.

Mortgage advisers attempt to collect rent from neighbors after FBI raid in Union City, California

Three months after the FBI raided the offices of the Dorean Group in Union City, California, neighboring companies in the same office park have received letters claiming that rent for the office park should now be paid to the Dorean Group. The owner of the office park, Hanover Properties, insists that they have not sold the park and called the Dorean Group’s claim fraudulent.

The first letter from the Dorean Group, dated May 2nd, 2005, purported to “inform [the tenants] of the change in ownership of the property [the tenants] now occupy,” and asked that “payment of rents be sent” to the principals of the Dorean Group. The letter also included notarized documents authorizing the sale by an alleged agent of the current owner, Hanover Properties, a “Julia Pantibratyuk.”

On the subsequent day, Hanover Properties responded in a letter to the other tenants of the park. They noted that they had not sold the office park to the Dorean Group, but that they had evicted the Dorean Group from the premises on April 26. They added that, “We do not know who Julia Pantbratyuk[sic] is.”

The letters were provided to Wikinews reporter Pingswept by an employee of one of the companies in the office park.

“Woofstock” dog festival in Toronto, Ontario, Canada

North America’s largest outdoor dog festival came back to Toronto last weekend for its fifth year. It ran from the 9th of June to the 10th of June at Toronto’s historical St. Lawrence Market. A Wikinews reporter was there on Sunday to report on some of the events that happened on the last day.

The “Woofstock” dog festival attracted as many as 140,000 people with their dogs. The festival had tons of accessories, sold under tents, to buy for dogs; food, toys, designer clothes, and more. About 400 vendors and exhibitors were there to promote their products, which also gave private dog companies or groups a chance to show their new products. The local SPCA and some animal rescues were under tents answering questions from visitors. While walking, all visitors could see the CN Tower and other very tall buildings.

One of the local TV stations, Citytv, was there. They hosted a live event at the show which was broadcast on TV. People came up on the stage and asked questions regarding their dogs and the host and co-host answered them.

A man, who called himself the “Chalk Master”, drew two pictures on pavement with chalk. He did it for free but donations were welcome. One was a picture of a girl’s head beside a dog’s head, and another with a wolf.

“Hello Humans. I’ve been invited here to provide your eyeball(s), with some pretty colours. I don’t get paid as I work this weekend strictly for tips… so, if you like what you see please make a DONATION. If you don’t like it simply reach into the pocket of the person next to you and give me their money. CHALK MASTER.”

A contest called “Canada’s top dog” had its own tent with a professional photographer taking pictures of dogs behind a white screen; the winning photo is to be published on the cover of “Puppy and dog basics” magazine.

Large “Gourmet” dog bones were also served from a cart and table.

Next year’s festival is expected to be bigger and better with even more attractions.

Does Trustworthy Mean You Make More Rental Property Sales?

This article intends to show you why trusthworthy real estate agents sell more rental property then real estate agents that are not trusthworthy.

As our model, we’ll compare the styles of two types of real estate agents. Those who are eager only to close a transaction with little regard about the lasting impression they make on their customers, and those who care more about developing a long-term relationship with their customers; those who disregard the interests of their investor just to make a sale, and those willing to lose a sale when its in the customer’s best interest.

It is not a matter of ethics. Our assumption is that both types of agents are highly ethical and diverse only in the way they conduct their business.

Here are the Facts

Any agent can locate a rental property listing. All one has to do to find rental property listings is to visit the local MLS or various online services that provide rental property listings.

Any agent can locate a potential buyer. Whether it’s a previous customer, family member, a friend, a friend of a friend, the result of a call-in or walk-in, agents who remain proactive and take their business seriously are bound to meet buyers.

Any agent can sell an income property listing. Whether it’s a commercial property or multifamily property, if it’s listed for sale at a lower-than-market price and you present it to a qualified buyer, the property will generally sell itself.

In other words, both types of real estate agents are capable of making money. Fair enough.

The difference is that the agent who has eyes only for the commission (sometimes to the detriment of the investor) is less likely to establish a trust relationship with that investor that could over time evolve into multiple sales then the agent who doesn’t just take the money and run.

Okay, so what must you do to become significant to your investor and therein start cultivating repeat business?

Foremost, be trustworthy. Treat your customer’s money as if it was your own. Beauty is certainly in the eye of the beholder and you certainly can’t impose your taste upon your customer, but don’t hard sell a property (or its potential) just to make a sale.

Next, be informed. Know what your market values are and be prepared to share that information with your customer. In your opinion, if a property is over priced, say so. The same is true when you consider a property to be a good investment. Just back it up with credible data.

Next, be honest. Tell your investor whether you deem a property as a grade A (proudly show it off) or a D (show no one and never collect the rent after dark) type of property. Discuss realistic (not hope-so) vacancy rates. Give an informative opinion of what you believe the odds of lowering those rates really are, and whether rent increases are likely. Be truthful about the property’s location, condition, profitability, and potential.

Finally, be reliable. Never attempt to sell an investor investment real estate based solely on someone else’s data. Run the numbers yourself and create your own presentations. This is easy with good real estate investment software, and too beneficial not to make the meager investment. Real estate investors will trust you more when they can rely on you to substantiate the data you present to them.

Here’s the bottom line.

Winning over an investor is more than style and panache. Real estate investors are less impressed with the agent’s Armani and Mercedes then they are with the agent’s ability to discuss and service real estate investment property.

The way to make the kind of impression on a real estate investor that will keep them loyal to you and coming back to you for future purchases of investment real estate is by genuinely caring how they spend their money and then being able to help them make a sound investment decision.

Queensland prisoners put to work manufacturing water tanks

Prisoners in the Australian state of Queensland have been put to work manufacturing rainwater tanks to help meet a shortfall in supply.

The southeast corner of Queensland, which is currently undergoing one of its worst droughts on record, is experiencing a boom in the rainwater tank industry. Households, encouraged by subsidies introduced by the Beattie government, have enthusiastically begun installing rainwater tanks as well as other water-saving devices. These subsidies have led to a shortfall in supply however, with some households waiting months for tanks to be installed.

The new initiative, announced by Premier Peter Beattie as well as Corrective Services minister Judy Spence will see prisoners at Woodford Correctional Centre, Australia’s largest gaol, constructing tanks for AU$4 per day. Spence has pledged not to use the cheap labour to undercut existing tank suppliers. Beattie also pointed out that the programme would give prisoners constructing the tanks valuable work skills for when their sentences are completed. If the programme is successful, it may be extended to other gaols around the state.

The Beattie government has been increasingly criticised over recent months for its failure to handle the water crisis engulfing Southeast Queensland. Opponents accuse the Government of a lack of planning foresight with regards to water supply for the booming area, which includes state capital Brisbane, as well as other cities such as Ipswich, Toowoomba and Gold Coast.

Tips for Cleaning Your Clothes at Home

You dont have to dry clean your delicate clothes all of the time. You will find out that there are a few alternatives to washing nice clothing items.

Going to specialized leather cleaners will be your best action when you want to clean a leather item. They will have the right knowledge and materials. Leather is very delicate and will require care that will not be readily available in your home.

Another delicate material that you can clean at home is silk. Spot cleaning silken items can be easily done. You can dab the stains and try to remove them. You may also use specialized liquid cleaners. Leave it to the professionals when you have to clean the whole clothing item.

Stains on delicate clothing materials have to be removed as soon as possible. The longer you let them stay, the more difficult it will be for you to remove them. Inspect the clothes that you have before you decide to wash them. You have to take care of stains before you launder your clothes. You risk the chance of making the stain spread if you just wash the whole material.

Be patient and remove the stains only with gentle rubbing. Never rub vigorously as that can damage the material. You are also advised against using hot water on the stains. Another key is removing the stains as soon as possible.

Different stains will require different cleaning methods. For lipstick stains, blot the item with wet cloth. For cotton, you may use alcohol and not risk damaging the material. If there are blood stains, remove them as soon as possible. If the blood has dried as you left it for quite some time, using hydrogen peroxide will help.

Oil is another stain that may be difficult to remove. Your best solution will be to use hot water to remove the stain from the fabric. Make sure that the fabric can withstand the temperature of the water. If you have very delicate fabrics, the temperature of the water can be lowered down.

California meat packing firm recalls 143M pounds of beef

I am dismayed at the in-humane handling of cattle that has resulted in the violation of food safety regulations at the Hallmark/Westland Meat Packing Company.

In a press release today, California-based Hallmark/Westland Meat Packing Co. indicated that it has voluntarily recalled just over 143 million pounds (65 million kilograms) of raw and frozen beef products, which is considered to be the largest single recall of beef products in U.S. history. The move follows an investigation by the United States Department of Agriculture (USDA) into allegations of animal cruelty and mishandling of cattle destined for the human food chain.

The USDA’s Food Safety and Inspection Service (FSIS) had determined that beef products produced by the Chino, California company were unfit for human consumption as the cattle had not received “complete and proper inspection.”

The recall has been designated as Class II, which the USDA describes as “a health hazard situation where there is a remote probability of adverse health consequences from the use of the product.”

On Friday, Secretary of Agriculture Ed Schafer indicated that charges had been laid against employees of the plant alleged to have taken part in the mistreatment of cattle. “Today [Friday], the San Bernardino District Attorney filed felony animal cruelty charges against two employees who were terminated by Hallmark/Westland Meat Packing Company,” said Schafer. “It is regrettable that these animals were mistreated and I am encouraged and supportive of these actions by the San Bernardino District Attorney in response to this mistreatment.”

The USDA learned of the possible inhumane handling of non-ambulatory (disabled) cattle at the packing plant on January 30 and has since suspended activities at the plant. “We continue to conduct a thorough investigation into whether any violations of food safety or additional humane handling regulations have occurred,” said Secretary Schafer in a press release. “On February 8, our Office of the Inspector General took the lead on the investigation. At that time, USDA extended the administrative hold on Hallmark/Westland Meat Packing Company products for the National School Lunch Program, the Emergency Food Assistance Program and the Food Distribution Program on Indian Reservations while the investigation continues,” said Schafer.

The FSIS reported that Hallmark/Westland had not contacted the FSIS public health veterinarian, as required, when cattle became ill or disabled after undergoing ante-mortem (slaughter) inspection, putting the company out of compliance with FSIS regulations. “Because the cattle did not receive complete and proper inspection FSIS has determined them to be unfit for human food and the company is conducting a recall,” explained Secretary Schafer.

The cruelty charges stem from an undercover video that reportedly showed sick cattle being moved by crews using forklifts.

“Words cannot accurately express how shocked and horrified I was at the depictions contained on the video that was taken by an individual who worked at our facility from October 3 thru November 14, 2007,” said Steve Mendell, President, Westland Meat Co. and Hallmark Meat Packing. “We have taken swift action regarding the two employees identified on the video and have already implemented aggressive measures to ensure all employees follow our humane handling policies and procedures. We are also cooperating with the USDA investigators on the allegations of inhumane handling treatment which is a serious breech of our company‚Äôs policies and training.”

The USDA stressed that it is “extremely unlikely” that the cattle involved were at risk for Bovine spongiform encephalopathy (BSE) or mad-cow disease due to the employment of multiple safeguards. The USDA felt the recall was required, however, as the plant had allegedly violated USDA regulations.

The recall involves raw and frozen beef products produced on various dates from February 1, 2006 to February 2, 2008. Melbourne Victory clinch A-League premiership

Melbourne Victory has won the 2006-07 A-League football (soccer) premiership after defeating New Zealand Knights 4-0 at Olympic Park, Melbourne.

The win takes Melbourne to 41 points, 13 ahead of Sydney FC in second place, with only four games remaining in the regular season. This makes it mathematically impossible for the Victory to be caught.

The regular season consists of 21 home-and-away rounds, with each team playing each other team three times. Each match sees the winning team awarded three competition points, or in the case of a draw, the teams receive one point each. The club at the top of the ladder – with the most points – is crowned A-League premiers, whilst the winner of the Grand Final is crownded champions.

Melbourne Victory have also led the competition in crowd numbers during the 2006-07 season, with an average attendance of 26,512 at the end of Round 17 – 10,698 more than the next-highest, Queensland Roar. The Victory’s attendance of 50,333 at Telstra Dome when they played Sydney FC on December 10, 2006 set a new national record for a domestic football (soccer) match in Australia.

Victory’s premiership also gives them a spot in the AFC Champions League, the premier club tournament for Asian Football Confederation countries. Football Federation Australia become a member of the AFC in January 2006, after moving from the Oceania Football Confederation on January 1, 2006.

Melbourne have been the runaway leaders of the 2006-07 competition, a huge improvement on the seventh-placed finish that they achieved during the 2005-06 season. Their striking combination of Danny Allsopp, “Socceroo” Archive Thompson and Brazilian Fred has yielded more goals than any other this campaign.
