Whenever you face turbulence in the stock market and your daily living expenses get higher and higher, you seem to get tensed with the thought that your years of retirement might get unpleasant. All future expectations smash and you head on to take pensions for the rest of your life. Recent studies say that pensions have failed to satisfy a good lot of recipients in the UK in the last few years. Therefore, the option of a reverse mortgage is unquestionably a lucrative option for retired individuals to enjoy financial security till their final days on this earth.

Now, many are unaware of the concept of reverse mortgage. It s an out and out lucrative scheme for senior citizens. It s almost synonymous to a sort of regular income. Those who are above 62 can enjoy a 3in1 facility of cash, credit and monthly income at the same time. You are not required to pay back the mortgage and there will be no monthly payments for reverse mortgage.

Earlier, reverse mortgage were considered unproductive. In fact, it brought negative consequences for retirees. Well, the present schemes have been enriched with the introduction of new regulations. This has ensured financial security and protection for senior citizens. The present reverse mortgage regulations state that the seniors can never be compelled to leave homes. Also, their residential properties cannot be taken away without their will. Even heirs are also entitled to the amount equivalent to the property s resale value.

Another primary aspect of reverse mortgage is that the cost of closing is considered here. Well, the reason is that the FHA mortgage insurance is needs to provide the loan and the cost therefore gets rolled into reverse mortgage loan. So, you are not required to make the payment immediately through cheque.

Seniors try to make use of this sort of reverse mortgage loan for various purposes. There are some who take it to meet their daily expenses while some others use it for the healthcare expenses. Some make use of the amount to purchase life insurance policies and some use it to get a rental property that will provide them income in the near future.

Hard money on the other hand has become a preferred alternative for many loan borrowers. It simply refers to a sum borrowed from an unknown source. Miami is one such place where seniors are facing financial challenges especially while purchasing loans from banks. Therefore, it s advisable to get in touch a Miami hard money lender who is always ready to bring you out of financial crisis.

The disadvantage of borrowing loans from banks is that these financial institutions take longer time period in sanctioning your loans. In this respect, a Miami hard money lender can be the best option. In case of emergency situations, banks can never turn out to be a good option. Instead, these private money lenders will arrange your desired loan within a short time period. Remember, the interest charged by Miami hard money lenders are a bit high compared to other loan lenders.

Jawbone found in Aruba is not Natalee Holloway’s

Thursday, November 25, 2010

A jawbone found in Aruba is not that of missing American Natalee Holloway, who was a recent high school-graduate at the time of her disappearance. Officials confirmed the news after Dutch scientists completed tests on the bone. The jawbone, which also had a wisdom tooth with it, was found by an American tourist close to the Phoenix Hotel. A second bone had also been found by another tourist earlier this month.

The bone was sent to the Netherlands Forensic Institute where scientists completed tests. They compared the bone to dental records given to them by Natalee’s father, from which they confirmed the the bone was not that of Natalee, although it was human. It was said to be unlikely that the bone was Holloway’s as there is no physical evidence that she was murdered.

Beth accepts the forensic conclusions, is emotionally exhausted from the inexplicably long wait, and deeply disappointed in the time and manner in which she learned of the results.

Taco Stein, the Aruban Solicitor General, released a statement after the announcement was made. He commented on the speed of the identification; he said that they had quickly ruled out Holloway because her records had shown that she had her wisdom teeth previously removed.

Tim Miller, the Director of the Texas EquuSearch, released a statement after talking to Natalee’s father. He said “Dave [Natalee’s father] has been in contact with Aruban authorities and spoke with FBI this morning, the agent working the case. Dave believes it is Natalee.”

An attorney for Natalee’s mother, Beth Twitty, released a statement saying “Beth accepts the forensic conclusions, is emotionally exhausted from the inexplicably long wait, and deeply disappointed in the time and manner in which she learned of the results.” He commented on the Aruban authorities saying that “Apparently Aruban prosecutors were more sensitive to media concerns than the painful vigil of a mother.”

Natalee Holloway disappeared on the island in 2005 while on a school trip. She was last seen leaving a nightclub with three men, one of which was later identified as Joran van der Sloot. Van der Sloot was detained twice by police but has never been charged with Holloway’s disappearance. He is currently in Peru facing a different murder charge. Aruban authorities have said that they are checking neighboring islands to find a match for other missing persons.

Murray Hill on the life and versatility of a New York drag king

Monday, November 19, 2007

Drag—dressing in the clothing atypical of your born gender—in recent years has found mainstream success. Films such as Priscilla, Queen of the Desert, Midnight in the Garden of Good and Evil and To Wong Foo, Thanks for Everything! Julie Newmar have prominently featured drag performers. But they have all focused on men in drag as women.

Murray Hill is a comedian, emcee and performer. He is also a drag king. Called “The Hardest Working Middle-aged Man in Show Business”, The New York Times christened him “the current reigning patriarch of the downtown performance community.” He is seemingly everywhere, emceeing a bingo night at the now closed, Jimmy Fallon-backed Mo Pitkins’ House of Satisfaction on Avenue A, or hosting the Polyamorous Pride Day in Central Park. Hill has become a legend in New York’s “anything goes” counterculture theater scene who is beginning to find mainstream success; which would be a first for a drag king.

David Shankbone’s examination of New York City‘s culture has brought him to the whip’s end of a BDSM dungeon, on the phone with RuPaul, matching wits with Michael Musto, grilling Gay Talese, eating dinner with Augusten Burroughs and quizzing the bands that play the Bowery Ballroom. In this segment he talks to downtown legend Murray Hill, former New York City mayoral candidate and comedian, on the last night of Mo Pitkins’ House of Satisfaction.

ACLU President Strossen on religion, drugs, guns and impeaching George Bush

Tuesday, October 30, 2007File:Nadine Strossen 5 by David Shankbone.jpg

There are few organizations in the United States that elicit a stronger emotional response than the American Civil Liberties Union, whose stated goal is “to defend and preserve the individual rights and liberties guaranteed to every person in this country by the Constitution and laws of the United States”. Those people include gays, Nazis, women seeking abortion, gun owners, SPAM mailers and drug users. People who are often not popular with various segments of the public. The ACLU’s philosophy is not that it agrees or disagrees with any of these people and the choices that they make, but that they have personal liberties that must not be trampled upon.

In Wikinews reporter David Shankbone’s interview with the President of the ACLU, Nadine Strossen, he wanted to cover some basic ground on the ACLU’s beliefs. Perhaps the area where they are most misunderstood or have their beliefs most misrepresented is their feelings about religion in the public sphere. The ACLU categorically does not want to see religion disappear from schools or in the public forum; but they do not want to see government advocacy of any particular religion. Thus, former Alabama Chief Justice Roy Moore’s placement of a ten ton monument to the Ten Commandments outside the courthouse is strenuously opposed; but “Lone Ranger of the Manger” Rita Warren’s placement of nativity scenes in public parks is vigorously defended. In the interview, Strossen talks about how certain politicians and televangelists purposefully misstate the law and the ACLU’s work in order to raise funds for their campaigns.

David Shankbone’s discussion with Strossen touches upon many of the ACLU’s hot button issues: religion, Second Amendment rights, drug liberalization, “partial-birth abortion” and whether or not George W. Bush should be impeached. It may surprise the reader that many ideas people have about the most visible of America’s civil libertarian organizations are not factually correct and that the ACLU often works closely with many of the organizations people think despise its existence.

Stacey Abrams becomes first black woman to gain major U.S. party nomination for governor of Georgia

Friday, May 25, 2018

On Tuesday night, Stacey Abrams became the United States Democratic Party’s candidate for governor of the state of Georgia, the first black woman nominated for this office. If she wins the election scheduled to be held in November, she would be the first woman governor of Georgia and the first black woman elected governor of any state in U.S. history.

“I will be the governor who brings more than jobs to Georgia,” Abrams said in her acceptance speech, “together, we can build career pipelines in renewable energy. We can spur creativity through a growing entertainment industry, and we can increase the strength of our trade unions to grow an economy that lifts every Georgian.”

In the primary election, 76.5% of participating registered Democrats and eligible independents voted for Abrams over her opponent, Stacey Evans, to a total of 423,163 votes. Evans won 23.5%. Ahead of the primary, Abrams had announced a plan for winning the scheduled November election that focused on mobilizing and motivating liberal voters who would otherwise stay home on election day. Evans, who is from Georgia’s rural northwest, sought to win over the contested moderate vote from the Republicans.

Adrianne Shropshire of BlackPAC, a group that supported Abrams, attributed her victory to strategy. “Stacey Abrams won this election because she reached out and engaged communities of color, particularly black voters, on the issues that they care about. This historic victory is a model for candidates all across the country.” After the election, Evans immediately announced her support for Abrams.

Abrams is originally from Gulfport, Mississippi, but moved to Atlanta, Georgia, as a youth. She holds three degrees, including a law degree from Yale Law School and has worked as a lawyer and entrepreneur as well as serving in the Georgia state legislature. Her accomplishments include being the first woman to lead a major party in the Georgia General Assembly and being the first black person to head the Georgia House of Representatives.

Abrams stated her plans on her campaign website assuming victory in the November election: “As Georgia’s next governor, I will prioritize economic mobility as key to ensuring our state is known as a place for prosperity. Poverty and inequality stand in the way of economic growth for our state through higher social costs, lost earnings, and weakened competitiveness.” Specifics included an earned income tax credit, expansion of protections for Georgians with disabilities, and ending workplace discrimination.

The other major party in this election is the Republican Party. The governorship has been held by Republicans since 2003, but previously Georgia has a long history of governors from the Democratic Party.

Abrams’ opponent for November has yet to be determined. The current front runners for the Republican nomination for governor are Lieutenant Governor Casey Cagle and Georgia Secretary of State Brian Kemp, scheduled for a runoff election on July 24.

Study says poor African American women less likely to receive pap smears

Wednesday, December 28, 2005Black American women living in communities with high poverty rates are significantly less likely to be screened for cervical cancer, a study finds.

The Harvard School of Public Health’s Geetanjali Dabral Datta investigated the relationship between individual characteristics and larger socioeconomic factors and cervical cancer screening rates. The Febreuary 1 issue of Cancer carries the study. More than 40,000 black women from across the United States participated in the Black Women’s Health Study.

“African-American women have twice the mortality rate from cervical cancer as white women,” said Elizabeth Ward, the director of the American Cancer Society. “Researchers need to investigate how those differences are related to socioeconomic status. One of the big factors that may account for this finding is access to high-quality medical care. Often communities that have high poverty rates either lack access to good quality care, or people have to travel longer distances to obtain high-quality care.”

David L. Katz at Yale University’s School of Medicine said; “While this finding is not surprising, it is noteworthy just the same. No one should die of cervical cancer, because a simple screening test reliably finds the condition in its earliest stages when cure is almost universally achievable. Yet, several thousand deaths from this cancer occur each year in the U.S.”

Four families left homeless after apartment fire in Buffalo, New York

Monday, June 25, 2007

Buffalo, New York —At least four families have been left homeless after a fire ripped through an apartment in a four-apartment building at 630-632 Plymouth Avenue in Buffalo, New York. One person had to jump out of a second floor window to get to safety and one firefighter was injured while fighting the blaze.

At approximately 4:30 p.m. (Eastern time) firefighters were called to the building after initial calls reported that an oven had caught on fire after grease had spilled in Apt. #4. When firefighters arrived, Apt. #4 was completely engulfed in flames.

“When [the firefighters] arrived, one person was trapped on the second floor, but jumped out of a window to the neighbors second floor porch. The fire started in a kitchen oven, maybe by grease, but an investigation is being conducted,” said Buffalo Fire Department Chief Joe Fahey.

“One firefighter was injured,” added Fahey. Catalano, the injured firefighter, and whose first name is not known, received a small cut under his left eye, but did not require hospitalization and was treated at the scene by paramedics.

It is estimated that there is at least “US$100,000 in damage. $60,000 damage to the building and $40,000 to the contents,” said Fahey. At least three floors and two apartments were severely damaged by the fire.

All of the building’s occupants made it out safely, and none were injured. Arson is not believed to be the cause.
