North America’s largest outdoor dog festival came back to Toronto last weekend for its fifth year. It ran from the 9th of June to the 10th of June at Toronto’s historical St. Lawrence Market. A Wikinews reporter was there on Sunday to report on some of the events that happened on the last day.

The “Woofstock” dog festival attracted as many as 140,000 people with their dogs. The festival had tons of accessories, sold under tents, to buy for dogs; food, toys, designer clothes, and more. About 400 vendors and exhibitors were there to promote their products, which also gave private dog companies or groups a chance to show their new products. The local SPCA and some animal rescues were under tents answering questions from visitors. While walking, all visitors could see the CN Tower and other very tall buildings.

One of the local TV stations, Citytv, was there. They hosted a live event at the show which was broadcast on TV. People came up on the stage and asked questions regarding their dogs and the host and co-host answered them.

A man, who called himself the “Chalk Master”, drew two pictures on pavement with chalk. He did it for free but donations were welcome. One was a picture of a girl’s head beside a dog’s head, and another with a wolf.

“Hello Humans. I’ve been invited here to provide your eyeball(s), with some pretty colours. Next year’s festival is expected to be bigger and better with even more attractions.

It is not a matter of ethics. Our assumption is that both types of agents are highly ethical and diverse only in the way they conduct their business.

Here are the Facts

Any agent can locate a rental property listing. All one has to do to find rental property listings is to visit the local MLS or various online services that provide rental property listings.

Any agent can locate a potential buyer. Whether it’s a previous customer, family member, a friend, a friend of a friend, the result of a call-in or walk-in, agents who remain proactive and take their business seriously are bound to meet buyers.

Any agent can sell an income property listing. Whether it’s a commercial property or multifamily property, if it’s listed for sale at a lower-than-market price and you present it to a qualified buyer, the property will generally sell itself.

In other words, both types of real estate agents are capable of making money. Fair enough.

The difference is that the agent who has eyes only for the commission (sometimes to the detriment of the investor) is less likely to establish a trust relationship with that investor that could over time evolve into multiple sales then the agent who doesn’t just take the money and run.

Okay, so what must you do to become significant to your investor and therein start cultivating repeat business?

Foremost, be trustworthy. Treat your customer’s money as if it was your own. Beauty is certainly in the eye of the beholder and you certainly can’t impose your taste upon your customer, but don’t hard sell a property (or its potential) just to make a sale.

Next, be informed. Know what your market values are and be prepared to share that information with your customer. In your opinion, if a property is over priced, say so. The same is true when you consider a property to be a good investment. Just back it up with credible data.

Next, be honest. Tell your investor whether you deem a property as a grade A (proudly show it off) or a D (show no one and never collect the rent after dark) type of property. Discuss realistic (not hope-so) vacancy rates. Give an informative opinion of what you believe the odds of lowering those rates really are, and whether rent increases are likely. Be truthful about the property’s location, condition, profitability, and potential.

Finally, be reliable. Never attempt to sell an investor investment real estate based solely on someone else’s data. Run the numbers yourself and create your own presentations. This is easy with good real estate investment software, and too beneficial not to make the meager investment. Real estate investors will trust you more when they can rely on you to substantiate the data you present to them.

Here’s the bottom line.

Winning over an investor is more than style and panache. Real estate investors are less impressed with the agent’s Armani and Mercedes then they are with the agent’s ability to discuss and service real estate investment property.

The way to make the kind of impression on a real estate investor that will keep them loyal to you and coming back to you for future purchases of investment real estate is by genuinely caring how they spend their money and then being able to help them make a sound investment decision.

Queensland prisoners put to work manufacturing water tanks

Prisoners in the Australian state of Queensland have been put to work manufacturing rainwater tanks to help meet a shortfall in supply.

The southeast corner of Queensland, which is currently undergoing one of its worst droughts on record, is experiencing a boom in the rainwater tank industry. Households, encouraged by subsidies introduced by the Beattie government, have enthusiastically begun installing rainwater tanks as well as other water-saving devices. These subsidies have led to a shortfall in supply however, with some households waiting months for tanks to be installed.

The new initiative, announced by Premier Peter Beattie as well as Corrective Services minister Judy Spence will see prisoners at Woodford Correctional Centre, Australia’s largest gaol, constructing tanks for AU$4 per day. Spence has pledged not to use the cheap labour to undercut existing tank suppliers. Beattie also pointed out that the programme would give prisoners constructing the tanks valuable work skills for when their sentences are completed. If the programme is successful, it may be extended to other gaols around the state.

The Beattie government has been increasingly criticised over recent months for its failure to handle the water crisis engulfing Southeast Queensland. Opponents accuse the Government of a lack of planning foresight with regards to water supply for the booming area, which includes state capital Brisbane, as well as other cities such as Ipswich, Toowoomba and Gold Coast.

California meat packing firm recalls 143M pounds of beef

I am dismayed at the in-humane handling of cattle that has resulted in the violation of food safety regulations at the Hallmark/Westland Meat Packing Company.

In a press release today, California-based Hallmark/Westland Meat Packing Co. indicated that it has voluntarily recalled just over 143 million pounds (65 million kilograms) of raw and frozen beef products, which is considered to be the largest single recall of beef products in U.S. history. The move follows an investigation by the United States Department of Agriculture (USDA) into allegations of animal cruelty and mishandling of cattle destined for the human food chain.

The USDA’s Food Safety and Inspection Service (FSIS) had determined that beef products produced by the Chino, California company were unfit for human consumption as the cattle had not received “complete and proper inspection.”

The recall has been designated as Class II, which the USDA describes as “a health hazard situation where there is a remote probability of adverse health consequences from the use of the product.”

On Friday, Secretary of Agriculture Ed Schafer indicated that charges had been laid against employees of the plant alleged to have taken part in the mistreatment of cattle. “Today [Friday], the San Bernardino District Attorney filed felony animal cruelty charges against two employees who were terminated by Hallmark/Westland Meat Packing Company,” said Schafer. “It is regrettable that these animals were mistreated and I am encouraged and supportive of these actions by the San Bernardino District Attorney in response to this mistreatment.”

The USDA learned of the possible inhumane handling of non-ambulatory (disabled) cattle at the packing plant on January 30 and has since suspended activities at the plant. “We continue to conduct a thorough investigation into whether any violations of food safety or additional humane handling regulations have occurred,” said Secretary Schafer in a press release. “On February 8, our Office of the Inspector General took the lead on the investigation. At that time, USDA extended the administrative hold on Hallmark/Westland Meat Packing Company products for the National School Lunch Program, the Emergency Food Assistance Program and the Food Distribution Program on Indian Reservations while the investigation continues,” said Schafer.

The FSIS reported that Hallmark/Westland had not contacted the FSIS public health veterinarian, as required, when cattle became ill or disabled after undergoing ante-mortem (slaughter) inspection, putting the company out of compliance with FSIS regulations. “Because the cattle did not receive complete and proper inspection FSIS has determined them to be unfit for human food and the company is conducting a recall,” explained Secretary Schafer.

The cruelty charges stem from an undercover video that reportedly showed sick cattle being moved by crews using forklifts.

“Words cannot accurately express how shocked and horrified I was at the depictions contained on the video that was taken by an individual who worked at our facility from October 3 thru November 14, 2007,” said Steve Mendell, President, Westland Meat Co. and Hallmark Meat Packing. “We have taken swift action regarding the two employees identified on the video and have already implemented aggressive measures to ensure all employees follow our humane handling policies and procedures. We are also cooperating with the USDA investigators on the allegations of inhumane handling treatment which is a serious breech of our company’s policies and training.”

The USDA stressed that it is “extremely unlikely” that the cattle involved were at risk for Bovine spongiform encephalopathy (BSE) or mad-cow disease due to the employment of multiple safeguards. The USDA felt the recall was required, however, as the plant had allegedly violated USDA regulations.

The recall involves raw and frozen beef products produced on various dates from February 1, 2006 to February 2, 2008. Melbourne Victory has won the 2006-07 A-League football (soccer) premiership after defeating New Zealand Knights 4-0 at Olympic Park, Melbourne.

The win takes Melbourne to 41 points, 13 ahead of Sydney FC in second place, with only four games remaining in the regular season. This makes it mathematically impossible for the Victory to be caught.

The regular season consists of 21 home-and-away rounds, with each team playing each other team three times. Each match sees the winning team awarded three competition points, or in the case of a draw, the teams receive one point each. The club at the top of the ladder – with the most points – is crowned A-League premiers, whilst the winner of the Grand Final is crownded champions.

Melbourne Victory have also led the competition in crowd numbers during the 2006-07 season, with an average attendance of 26,512 at the end of Round 17 – 10,698 more than the next-highest, Queensland Roar. The Victory’s attendance of 50,333 at Telstra Dome when they played Sydney FC on December 10, 2006 set a new national record for a domestic football (soccer) match in Australia.

Victory’s premiership also gives them a spot in the AFC Champions League, the premier club tournament for Asian Football Confederation countries. Football Federation Australia become a member of the AFC in January 2006, after moving from the Oceania Football Confederation on January 1, 2006.

Melbourne have been the runaway leaders of the 2006-07 competition, a huge improvement on the seventh-placed finish that they achieved during the 2005-06 season. Their striking combination of Danny Allsopp, “Socceroo” Archive Thompson and Brazilian Fred has yielded more goals than any other this campaign.

Chula Vista, California becomes model for blight control laws in the US

The San Diego, California suburb of Chula Vista has responded to the recent housing crisis with an aggressive blight control ordinance that compels lenders to maintain the appearance of vacant homes. As foreclosures increase both locally and throughout the United States, the one year old ordinance has become a model for other cities overwhelmed by the problem of abandoned homes that decay into neighborhood eyesores.

Chula Vista city code enforcement manager Doug Leeper told the San Diego Union Tribune that over 300 jurisdictions have contacted his office during the past year with inquiries about the city’s tough local ordinance. Coral Springs, Florida, and California towns Stockton, Santee, Riverside County, and Murietta have all modeled recently enacted anti-blight measures after Chula Vista’s. On Wednesday, 8 October, the Escondido City Council also voted to tighten local measures making lenders more accountable for maintenance of empty homes.

Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.

Under the Chula Vista ordinance lenders become legally responsible for upkeep as soon as a notice of mortgage default gets filed on a vacant dwelling, before actual ownership of the dwelling returns to the lender. Leeper regards that as “the cutting-edge part of our ordinance”. Chula Vista also requires prompt registration of vacant homes and applies stiff fines as high as US$1000 per day for failure to maintain a property. Since foreclosed properties are subject to frequent resale between mortgage brokers, city officials enforce the fines by sending notices to every name on title documents and placing a lien on the property, which prevents further resale until outstanding fines have been paid. In the year since the ordinance went into effect the city has applied $850,000 in fines and penalties, of which it has collected $200,000 to date. The city has collected an additional $77,000 in registration fees on vacant homes.

Jolie Houston, an attorney in San Jose, believes “Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.” Traditionally, local governments have resorted to addressing blight problems on abandoned properties with public funds, mowing overgrown lawns and performing other vital functions, then seeking repayment afterward. Chula Vista has moved that responsibility to an upfront obligation upon lenders.

That kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.

As one of the fastest growing cities in the United States during recent years, Chula Vista saw 22.6% growth between 2000 and 2006, which brought the city’s population from 173,556 in the 2000 census to an estimated 212,756, according to the U.S. Census Bureau. Chula Vista placed among the nation’s 20 fastest growing cities in 2004. A large proportion of local homes were purchased during the recent housing boom using creative financing options that purchasers did not understand were beyond their means. Average home prices in San Diego County declined by 25% in the last year, which is the steepest drop on record. Many homeowners in the region currently owe more than their homes are worth and confront rising balloon payment mortgages that they had expected to afford by refinancing new equity that either vanished or never materialized. In August 2008, Chula Vista’s eastern 91913 zip code had the highest home mortgage default rate in the county with 154 filings and 94 foreclosures, an increase of 154% over one year previously. Regionally, the county saw 1,979 foreclosures in August.

Professionals from the real estate and mortgage industries object to Chula Vista’s response to the crisis for the additional burdens it places on their struggling finances. Said San Diego real estate agent Marc Carpenter, “that kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.” Yet city councils in many communities have been under pressure to do something about increasing numbers of vacant properties. Concentrations of abandoned and neglected homes can attract vandals who hasten the decline of struggling neighborhoods. Jolie Houston explained that city officials “can’t fix the lending problem, but they can try to prevent neighborhoods from becoming blighted.”

CEO Robert Klein of Safeguard, a property management firm, told the Union Tribune that his industry is having difficulty adapting to the rapidly changing local ordinances. “Every day we discover a new ordinance coming out of somewhere”, he complained. Dustin Hobbs, a spokesman from the California Association of Mortgage Bankers agreed that uneven local ordinances are likely to increase the costs of lending. Hobbs advised that local legislation is unnecessary due to California State Senate Bill 1137, which was recently approved to address blight.
