When Should A Public Adjuster Get Involved In Your Homeowners Insurance Claim?

By Kim Cary

We all know the saying: Sooner is better than later.

A homeowner called Quality Claims recently looking for assistance with his claim. He had suffered a large water loss to his home originating from the roof, down through the second floor and eventually flooding the first floor.

When he called us, his claim had been open six months and he was in the final stages of the claim but was being worn down by his insurance carrier. The homeowner had not yet submitted his personal property portion of the loss because he was so exhausted with the claim already.

Here is the nightmare story.

Representing his insurance carrier, the first insurance adjuster wrote an estimate and issued a check but the amount was not enough to cover the damage. Soon after, his claim was reassigned to a second adjuster, then a third adjuster, and then to a fourth adjuster. Throughout the claim process, each request for a repair estimate revision led to other repair items “accidentally” being removed from the estimate.

Although the red flags were raised with the first adjuster reassignment, the alert level finally reached severe when a carrier-appointed engineer inspected the home after the repairs started. Not knowing what the damage initially looked like, the engineer began removing items from the estimate written by the first adjuster that had been re-adjusted by both the second and third adjuster.

At this point the claim seemed out of control and the homeowner started looking for help on the internet. After researching his options, he discovered that his potential rescuer could be a Public Adjuster.

Licensed public adjusters assist homeowners and business owners in preparing, presenting and resolving their claims with their insurance carriers. A public adjuster knows the rights of the insured and can facilitate a swift resolution of the claim. Even better, an experienced public adjuster knows how insurance companies work and how they liked to be worked with and can often obtain the best possible offer with the least amount of conflict and argument. This is good for the homeowner as well as the insurance company.

Unfortunately, at the late stage of this particular claim with so much history between the homeowner and the carrier, it is too late for a public adjuster to be very helpful.

Here is the lesson to be learned. Don’t wait. As soon as the first red flag goes up, find yourself a reputable, local public adjuster. A homeowner should pay close attention to a carrier’s actions from the very beginning of the claim. They should definitely consider hiring a public adjuster if the handling of a claim begins to take over time normally spent working or taking care of a family.

This exhausted homeowner wished he had known about the public adjusting profession when his loss occurred. He believes that had he known, he would have hired a public adjuster much sooner and avoided a lot of wasted time and aggravation and ended up with a fair settlement.

It should be noted that many claims can be amicably resolved with a carrier and do not require the assistance of a public adjuster.

If you need help finding an experienced public adjuster, you can visit the NAPIA website (National Association of Public Insurance Adjusters) http://www.napia.com or your state organization. In California, the organization is CAPIA – California Association of Insurance Adjusters http://www.capiainc.com.

Saturday, March 4, 2006

Buffalo, New York —The Common Council requested on Tuesday that a picture be found on what many thought was the site of a previous hotel.

The Proposed Elmwood Village Hotel would be placed on the intersection of Elmwood and Forest. It was suspected by residents and business owners in the area that hotel once stood in the same spot.

The Elmwood Village hotel is a proposed development by Savarino Construction Services Corp. In order for the project to proceed, at least five buildings (1119-1121 Elmwood) would need to be demolished. All five houses are currently occupied by businesses and residents.

After some research, a freelance journalist writing for Wikinews was able to determine that there was never a hotel on the proposed Elmwood Village Hotel site. However; there was a temporary hotel located on the northeast corner of Elmwood and Forest.

Buffalo was the host of the Pan-American Exposition from May 1 until November 2, 1901. It was a fair designed to feature the latest in technology, including electricity. There was a midway, athletic events, and had African, Eskimo, and Mexican villages. However; what is likely the most famous event that took place at the exposition was the assassination of then President William McKinley on September 6, 1901. He was shot by Leon Czolgosz just outside the Temple of Music and died eight days later while in the home of John Milburn on Delaware Avenue in Buffalo. Just a short time later, Theodore Roosevelt was inaugurated on September 14, 1901 at the Wilcox House on Delaware Avenue in Buffalo. Nearly eight million people attended the exposition.

During that time several hotels and rooming houses were built around the exposition including The Elmwood at 717 Elmwood, the Hotel Elmhurst at Forest and Lincoln Parkway, Hotel Gibbs 1005-1021 Elmwood, the R. Palmerton Merritt at 441 Forest and The Norman at 422 Forest. None of these hotels or rooming houses exist today.

Probably the most famous hotel that was built during the exposition was the Statler’s Pan-American Hotel built by Ellsworth Milton Statler A freelance journalist writing for Wikinews has obtained the only known reproduction photo of the hotel [pictured at the top]. The hotel stood on the northeast corner of Elmwood and Forest Avenues in Buffalo, had 2,100 sleeping rooms and accommodations for 5,000. At the time, the Statler was the largest hotel [based on the number of rooms] ever constructed. It was also the largest temporary hotel. It was three stories high, plastered on the inside, made mostly of wood and was covered with ornamental staff on the outside, which made it semi-fireproof. Every room was an outside room and was well lighted and ventilated. It was located within one block of the exposition’s main entrance.

The Statler was built for only one thing, the exposition. Work began in 1900 and finished just before the beginning of the exposition. When the exposition ended in November, the hotel was taken down.

Maps from 1894 show that there was no hotel, let alone any buildings or houses on the intersection. However; research did show that the homes 1119-1121 Elmwood, the buildings that would be demolished to build the Elmwood Village Hotel, were built sometime before 1915 but were not on the intersection prior to 1902.

Based on research conducted at the Buffalo Historical Society, it was concluded that between the years of 1890 and 1902, no other major hotel existed in the area. In fact, research had shown that almost every hotel built in the area, existed only during the time of the exposition.

Research also indicated a hotel or a rooming house at 1089 Elmwood around 1901-1903. The only known name of the hotel was the John C. Hill Hotel. The hotel was in the house now called the Atwater House. The house was the first house to be built on the east side of the block.

The Atwater House is currently vacant and owner Pano Georgiadis wants to demolish it to expand his restaurant. The house was built by 1894 and the original owner and builder of the house is currently unknown. Its earliest known occupant was Edward Atwater who in 1862 founded the oil refinery company of Atwater & Hawes in Buffalo. The site of this company was recently uncovered in the Canal District during an archeological dig.

At the moment, current research does not show any connection between the two men.

The exposition was a commercial failure and what profit Statler did make on the hotel, went to build another temporary hotel for the 1904 St. Louis Exhibition. That hotel was successful and the profit made from it was used to build the first permanent Statler Hotel at 107 Delaware Avenue in Buffalo. The hotel is no longer in operation, but small offices are currently operating in parts of the building.

Bluetongue outbreak in Germany

Thursday, September 20, 2007

A highly dynamic Bluetongue (or catarrhal fever) infection of sheep herds is underway in Germany. From August 2006 till September 9, 2007, 1,833 farms had reported the presence of the infection. From Sept 9. till September 14, 2007, the number of farms reporting infections has grown to 5,686. The number of deaths is estimated around 15,000 sheep.

Bluetongue infection is of viral origin and is harmless to humans. It is an insect-borne viral disease of ruminants, mainly sheep and less frequently of cattle, goats, buffalo, deer, dromedary camels and antelope. There are no reports of human transmission.

The origin of the infection is not clear but it is one of the diseases which is still feared to invade Northern Europe as a consequence of global warming. No official sources are as yet available as the affected sheep farmers have tried to get the news on the media but to no avail.

The disease has also been found in Belgium, France, the Netherlands and Luxembourg. The United Kingdom Department for Environment Food and Rural Affairs says the virus could spread from Northern Europe to the UK, but is unlikely.

Edmund White on writing, incest, life and Larry Kramer

Thursday, November 8, 2007

What you are about to read is an American life as lived by renowned author Edmund White. His life has been a crossroads, the fulcrum of high-brow Classicism and low-brow Brett Easton Ellisism. It is not for the faint. He has been the toast of the literary elite in New York, London and Paris, befriending artistic luminaries such as Salman Rushdie and Sir Ian McKellen while writing about a family where he was jealous his sister was having sex with his father as he fought off his mother’s amorous pursuit.

The fact is, Edmund White exists. His life exists. To the casual reader, they may find it disquieting that someone like his father existed in 1950’s America and that White’s work is the progeny of his intimate effort to understand his own experience.

Wikinews reporter David Shankbone understood that an interview with Edmund White, who is professor of creative writing at Princeton University, who wrote the seminal biography of Jean Genet, and who no longer can keep track of how many sex partners he has encountered, meant nothing would be off limits. Nothing was. Late in the interview they were joined by his partner Michael Caroll, who discussed White’s enduring feud with influential writer and activist Larry Kramer.

New legal British tender revealed

Wednesday, April 2, 2008

For the first time in 40 years, the Royal Mint has chosen a new set of designs for the reverse of the coins, first introduced in the Coin Design Competition 2005. The designer, Matthew Dent of Bangor, North Wales, was paid £35,000 (GBP) for his designs, which depict the Shield of the Royal Arms spread over the six denominations below £1, with the entire shield embossed on the £1 coin.

The new coins are expected to come into circulation this summer – and Mr Dent envisions a success: “I can imagine people playing with them, having them on a tabletop and enjoying them. I felt it was important to have a theme running through from one to another.” he said, referring to the puzzle-like nature of the new design, which requires the coins to be arranged in a particular way to see the Shield of the Royal Arms.

The chief executive of the Royal Mint, Andrew Stafford, has said that the obverse of the coins will still depict the portrait of the Queen, like it has since 1998. The old coins will remain legal tender until they slip out of circulation.

Mayor of London Boris Johnson announces bidders for additional Tramlink vehicles

Saturday, March 26, 2011

On Thursday, London’s Mayor Boris Johnson announced the shortlist of bidders to supply up to ten further trams to Transport for London (TfL) for use on the city’s Tramlink network in Croydon. The trams will be used to supply additional capacity on the network between Elmers End, central Croydon and Therapia Lane — one of the most congested parts of the route.

TfL, who purchased the Tramlink network from Tramtrack Croydon Ltd. in 2008, announced the plans late January, after submitting the tender to the Official Journal of the European Union (OJEU) on January 29. According to the notice, the additional trams will operate approximately 75,000km per year, will be needed for “at least 10, but not more than 20 years” and can be either new build or existing vehicles that can be modified — at a reasonable cost — to run on the Tramlink infrastructure.

The tram fleet is currently made up of 24 Bombardier CR4000 trams, which were constructed for the opening of the 28km network between 1998 and 2000. 22 of these trams are currently needed to operate the three tram routes each day, and the new service is expected to require at least an additional five trams daily, bringing about the need for a boost to the fleet levels.

The shortlist to supply the trams consists of City of Edinburgh/CAF, Stadler (Stadler Pankow GmBH) and Pesa (Pojazdy Szynowe PESA Bydgoszcz S.A.Holding, and the the three consortia will now be invited to submit proposals to supply the additional trams. The Invitation to Tender will run for four weeks.

It is not currently known whether the bids made by Stadler and Pesa will be for new-build or second-hand vehicles, however the bid from Edinburgh/CAF is to use a number of the currently-dormant trams that were constructed for that city’s own tram network. The system has had several set backs since construction began, with the network now set to open in stages with a number of tram lines (but not the trams to operate them) being cancelled, leading to a large surplus of vehicles that could be hired out in the short term. The trams are amongst some of the longest and heaviest in Europe, though, and will require a large amount of modification to enable them to be able to operate on Croydon’s network if the bid is successful.

Shortly after the announcement, whilst inspecting one of the network’s current trams at East Croydon tram stop, Boris Johnson said: “I have no greater responsibility as Mayor than to ensure people can move around this city with ease, comfort and reliability.

“Trams in Croydon have proved a major success and this is reflected in journey numbers which have soared by 45 per cent since the network opened in 2000.

“I look forward to the extra vehicles developing this vital, much-appreciated, and indeed attractive, form of transport further.”

Funding for the new trams is expected to largely come from TfL, however the London Borough of Croydon has also confirmed a £3m contribution to the project. This will also include the refurbishment of tram stop surrounds.

Croydon Council Leader Mike Fisher said: “This is looking like a great deal for Croydon and shows the benefits of an ambitious local authority and committed Mayor working together, pooling resources and expertise.

“There is real support to get additional trams for Croydon to keep pace with growing demand for Tramlink services and also to secure major improvements for pedestrians and transport users around and between East and West Croydon stations.”

TfL anticipates that, providing a successful bid is made, the new trams would be delivered to the network’s depot at Therapia Lane in late 2011, with an entry into service from early 2012.

Inspectors close Chicago landmark Healthy Food restaurant after finding dead mouse in cooler

Saturday, April 2, 2005

Chicago city inspectors closed the landmark Lithuanian restaurant Healthy Food on Thursday, after finding mouse feces on the meat slicer and cutting board, and a dead mouse in the cooler.

The restaurant has operated at 3236 S. Halsted, on the south side of the city in the Bridgeport neighborhood, since the 1930s.

Wikinews reporter David Vasquez placed a call to the restaurant to inquire if they were open. The call was answered by a woman who said, “No, we’re closed. There’s some technical difficulties. I’m sorry. Thank you for calling.” A second phone could be heard ringing in the background.

Streets and Sanitation spokesman Matt Smith told the Chicago Sun-Times, “To reopen, they’re going to have to present us with a revamped game plan for not only rodent control but also housekeeping, they’ll have to make all the corrections that our inspectors point out,” he continued, “and pass a very stringent follow-up inspection.”

Patrons have praised the restaurant’s sauerkraut soup and other dishes over the years. Before it was closed, the restaurant had a lot of traffic from the nearby Cook County Circuit Court. The restaurant was once voted “Best Ethnic Eastern European Restaurant in Chicago”, according to New City.
