US Defense Secretary evaluates Iraq and the political climate

U.S. Defence Secretary Robert Gates warned that limiting funding for the United States efforts in Iraq could lead to more bloodshed in the Middle Eastern country. In an interview with radio talk show host Laura Ingraham, he said it might even lead to ethnic cleansing in Bahgdad and elsewhere in Iraq.

Gates’ comment followed a proposal from Senate Majority Leader Harry Reid to end most spending on the Iraq war in 2008, limiting it to targeted operations against al Qaeda, training for Iraqi troops and U.S. force protection.

Sec. Gates also said that the duration of the troop increase is not clear and that evaluating whether the Administration’s new strategy was working will have to wait till mid-summer. The Army general charged with day-to-day operations has suggested that the increased deployment may extend to early next year.

Greek demonstrators protest austerity measures

Wednesday, May 5, 2010

Protestors in Greece, rallying against austerity measures, have clashed with police in the capital of Athens.

Some people participating in the rally — attended by thousands of teachers and students — threw stones at riot police, who responded by employing pepper spray, although the BBC described the protests as being generally peaceful. Demonstrators say that a recent austerity proposal, which is to include pension cuts and an increase in taxes, will adversely affect the education sector.

Teachers, along with hospital workers and public servants, have started a two-day strike over the measures. Also present were 150 members of the armed forces, who protested having their bonuses lowered.

Meanwhile, earlier on Tuesday, approximately a hundred demonstrators with the Communist Party broke through locks at the Acropolis and hung up banners saying: “Peoples of Europe — Rise Up”.

Communist Member of Parliament Nikos Papaconstantinou commented: “We want to send a message to the farthest reaches of Greece and Europe. Similar measures that eliminate social security are taken across Europe. But popular anger will rattle imperialist organisations.”

The austerity plan comes shortly after the Greek government said it would introduce spending cuts to obtain a loan package by the EU and International Monetary Fund, aimed at helping Greece recover from a financial crisis.

Pet owners who want to keep their dogs and cats healthy through every life stage trust Pet Care in Alexandria to veterinary hospitals. Many owners bring their kittens and puppies in soon after birth to give them the best start. Vets examine each animal carefully and vaccinate them if needed. They create wellness programs designed around each patient’s nutrition, exercise, and medical needs. As animals grow, vets alter their care to ensure well-being through adulthood, pregnancy, and senior years. Vets and techs also offer owner education that includes instructions on how best to feed, groom, and train pets.

Hospitals Provide Surgical Services

An animal hospital offers emergency and routine surgery. In fact, clinic websites like http://hayfieldanimalhospital.com include a “Contact us” option that allows pet parents to get help for after-hours medical emergencies. If clients need to bring pets in, vets have access to in-house labs, ultrasound equipment, and digital x-ray machines to make quick diagnoses. Owners can also arrange for routine surgical procedures like spaying and neutering as well as scheduled operations for medical conditions.

Clients Can Board Their Pets

Many pet owners board their dogs and cats at the same hospital that provides the pets’ routine veterinary care. A hospital’s boarding facilities are clean and comfortable. There are runs for dogs and individual condos for cats. All pets are fed high-quality food and pampered by staff members who are animal lovers. Is Now The Right Time To Buy Real Estate?

Filed under: Real Estate — Admin @ 4:36 pm, .

By Evan Sage

Yes, there is a large group of people who have great opportunities in front of them right now. Some of them just don’t know it yet. Move up Buyers, First time buyers, Investors and Builders with cash for inventory are all in a good position to take advantage of this downturn market.

We are now seeing the best opportunities to purchase in several years. Competition for properties is low, interest rates are a bargain (3.99% for a 5 year fixed) and Canada looks like it will have the quickest economic recovery. Now is the time to make a move and create some wealth for your future.

If you look you can find a situation where you have a strong Toronto Real Estate Agent representing you and an eager seller or a property that has been on the market for a long time. Just make sure your agent is capable of negotiating and can prove that they have done so in the past.

The move up buyer is the person who currently owns their own home but is looking to buy a larger lot, a nicer home, something that is completely renovated or maybe leaving a condo for a house. It is true that you will lose money selling your existing home in the current market, but that is fine because you will be buying something at a higher price which will allow you to make back every penny of the loss and create new gains.

The real estate buyer who is in the best position is the one who was on the fence 6 months ago about whether or not they should buy a better home or someone who received a promotion or raise but has been too busy with the new job to execute a move. As long as you have some job security, now is the best time to make the jump.

If you bought your current home for $600K in 2007 and now you can maybe sell it for $500K. You have taken $100K loss. That is okay if you buy a more expensive home in the same market because the home that was bought for $1.2M in 2007 is only selling for $1M today. Therefore you make back the $100K you lost on the sale of your existing home plus you saved an additional $100K by buying in today’s market. The above mentioned situation will vary depending on your specific situation so be sure to work with your real estate agent to work out the exact figures to ensure it is a profitable move for you.

In central and downtown Toronto it does not seem like things are going to slow down much more, we are starting to see the surplus inventory dry up and there is a lag in new listings.

First time buyers are also in an amazing position to jump into the real estate market feet first. The official description of a first time buyer is someone who has never owned property before or has not had an interest in owning a property for at least 4 years.

There are a lot of government programs available to assist the first time purchaser. There are rebates for land transfer tax, both municipal and provincial, there is a tax credit to help with closing costs, and you can access $20,000 of your RRSP, tax free, for your down payment. And most importantly, at the introductory level there is a surplus of properties to choose from and negotiate for. The key is to have an agent who is not afraid to go in and fight for the best price for you.

Investment Buyers are also in buying heaven. Right now there are many homes that are available to buy that have multiple units in them. The rental market has stayed strong in Toronto proper and there are still a number of potential tenants filling the appointment books. This is the time to buy because you can lock in a low interest rate with a nominal down payment, which will allow all of the operating costs to be carried by the rental income.

The other segment of the investor buyers are builders. If a builder has sold off their finished products and are now sitting with cash in the bank they can buy up inventory at a good price for future projects and sit on them until the higher markets return.

In every market there are opportunities to be had, you just need to know where to look and be in the right position to take advantage of them.

Mortgage advisers attempt to collect rent from neighbors after FBI raid in Union City, California

Friday, May 6, 2005

Three months after the FBI raided the offices of the Dorean Group in Union City, California, neighboring companies in the same office park have received letters claiming that rent for the office park should now be paid to the Dorean Group. The owner of the office park, Hanover Properties, insists that they have not sold the park and called the Dorean Group’s claim fraudulent.

The first letter from the Dorean Group, dated May 2nd, 2005, purported to “inform [the tenants] of the change in ownership of the property [the tenants] now occupy,” and asked that “payment of rents be sent” to the principals of the Dorean Group. The letter also included notarized documents authorizing the sale by an alleged agent of the current owner, Hanover Properties, a “Julia Pantibratyuk.”

On the subsequent day, Hanover Properties responded in a letter to the other tenants of the park. They noted that they had not sold the office park to the Dorean Group, but that they had evicted the Dorean Group from the premises on April 26. They added that, “We do not know who Julia Pantbratyuk[sic] is.”

The letters were provided to Wikinews reporter Pingswept by an employee of one of the companies in the office park.

“Woofstock” dog festival in Toronto, Ontario, Canada

Tuesday, June 12, 2007

North America’s largest outdoor dog festival came back to Toronto last weekend for its fifth year. It ran from the 9th of June to the 10th of June at Toronto’s historical St. Lawrence Market. A Wikinews reporter was there on Sunday to report on some of the events that happened on the last day.

The “Woofstock” dog festival attracted as many as 140,000 people with their dogs. The festival had tons of accessories, sold under tents, to buy for dogs; food, toys, designer clothes, and more. About 400 vendors and exhibitors were there to promote their products, which also gave private dog companies or groups a chance to show their new products. The local SPCA and some animal rescues were under tents answering questions from visitors. While walking, all visitors could see the CN Tower and other very tall buildings.

One of the local TV stations, Citytv, was there. They hosted a live event at the show which was broadcast on TV. People came up on the stage and asked questions regarding their dogs and the host and co-host answered them.

A man, who called himself the “Chalk Master”, drew two pictures on pavement with chalk. He did it for free but donations were welcome. One was a picture of a girl’s head beside a dog’s head, and another with a wolf.

“Hello Humans. I’ve been invited here to provide your eyeball(s), with some pretty colours. I don’t get paid as I work this weekend strictly for tips… so, if you like what you see please make a DONATION. If you don’t like it simply reach into the pocket of the person next to you and give me their money. CHALK MASTER.”

A contest called “Canada’s top dog” had its own tent with a professional photographer taking pictures of dogs behind a white screen; the winning photo is to be published on the cover of “Puppy and dog basics” magazine.

Large “Gourmet” dog bones were also served from a cart and table.

Next year’s festival is expected to be bigger and better with even more attractions.

Does Trustworthy Mean You Make More Rental Property Sales?

by

jKobzeff

This article intends to show you why trusthworthy real estate agents sell more rental property then real estate agents that are not trusthworthy.

As our model, we’ll compare the styles of two types of real estate agents. Those who are eager only to close a transaction with little regard about the lasting impression they make on their customers, and those who care more about developing a long-term relationship with their customers; those who disregard the interests of their investor just to make a sale, and those willing to lose a sale when its in the customer’s best interest.

It is not a matter of ethics. Our assumption is that both types of agents are highly ethical and diverse only in the way they conduct their business.

Here are the Facts

Any agent can locate a rental property listing. All one has to do to find rental property listings is to visit the local MLS or various online services that provide rental property listings.

Any agent can locate a potential buyer. Whether it’s a previous customer, family member, a friend, a friend of a friend, the result of a call-in or walk-in, agents who remain proactive and take their business seriously are bound to meet buyers.

Any agent can sell an income property listing. Whether it’s a commercial property or multifamily property, if it’s listed for sale at a lower-than-market price and you present it to a qualified buyer, the property will generally sell itself.

In other words, both types of real estate agents are capable of making money. Fair enough.

The difference is that the agent who has eyes only for the commission (sometimes to the detriment of the investor) is less likely to establish a trust relationship with that investor that could over time evolve into multiple sales then the agent who doesn’t just take the money and run.

Okay, so what must you do to become significant to your investor and therein start cultivating repeat business?

Foremost, be trustworthy. Treat your customer’s money as if it was your own. Beauty is certainly in the eye of the beholder and you certainly can’t impose your taste upon your customer, but don’t hard sell a property (or its potential) just to make a sale.

Next, be informed. Know what your market values are and be prepared to share that information with your customer. In your opinion, if a property is over priced, say so. The same is true when you consider a property to be a good investment. Just back it up with credible data.

Next, be honest. Tell your investor whether you deem a property as a grade A (proudly show it off) or a D (show no one and never collect the rent after dark) type of property. Discuss realistic (not hope-so) vacancy rates. Give an informative opinion of what you believe the odds of lowering those rates really are, and whether rent increases are likely. Be truthful about the property’s location, condition, profitability, and potential.

Finally, be reliable. Never attempt to sell an investor investment real estate based solely on someone else’s data. Run the numbers yourself and create your own presentations. This is easy with good real estate investment software, and too beneficial not to make the meager investment. Real estate investors will trust you more when they can rely on you to substantiate the data you present to them.

Here’s the bottom line.

Winning over an investor is more than style and panache. Real estate investors are less impressed with the agent’s Armani and Mercedes then they are with the agent’s ability to discuss and service real estate investment property.

The way to make the kind of impression on a real estate investor that will keep them loyal to you and coming back to you for future purchases of investment real estate is by genuinely caring how they spend their money and then being able to help them make a sound investment decision.

Queensland prisoners put to work manufacturing water tanks

Monday, April 30, 2007

Prisoners in the Australian state of Queensland have been put to work manufacturing rainwater tanks to help meet a shortfall in supply.

The southeast corner of Queensland, which is currently undergoing one of its worst droughts on record, is experiencing a boom in the rainwater tank industry. Households, encouraged by subsidies introduced by the Beattie government, have enthusiastically begun installing rainwater tanks as well as other water-saving devices. These subsidies have led to a shortfall in supply however, with some households waiting months for tanks to be installed.

The new initiative, announced by Premier Peter Beattie as well as Corrective Services minister Judy Spence will see prisoners at Woodford Correctional Centre, Australia’s largest gaol, constructing tanks for AU$4 per day. Spence has pledged not to use the cheap labour to undercut existing tank suppliers. Beattie also pointed out that the programme would give prisoners constructing the tanks valuable work skills for when their sentences are completed. If the programme is successful, it may be extended to other gaols around the state.

The Beattie government has been increasingly criticised over recent months for its failure to handle the water crisis engulfing Southeast Queensland. Opponents accuse the Government of a lack of planning foresight with regards to water supply for the booming area, which includes state capital Brisbane, as well as other cities such as Ipswich, Toowoomba and Gold Coast.
